Condominium ownership is one of the most widespread forms of co-ownership in Switzerland. It has the advantage of allowing each owner to own his or her own property, but to share the common areas with the other owners.

Most decisions concerning condominiums are taken by the owners' meeting. Strict rules apply to the holding of a meeting, including the convening of the meeting, the exercise of voting rights and the minimum number of people required at the meeting. It is possible for an owner to be represented at a meeting, by allowing a representative to exercise his or her voting rights.

If an owners' meeting decision is taken without respecting the applicable rules, it is possible to have it canceled or declared null and void by a court. An application for cancelation must be filed within one month of learning of the contested decision. It is therefore important to take this step in good time.

Many other situations can give rise to disputes, both between owners and with the condominium manager, for example in the case of work carried out by an owner or the renovation of common areas.
